Can foreigners legally own land in Indonesia?
Not as freehold (Hak Milik) directly — but you can hold and control Indonesian land legally through the right structure: a right-to-use title (Hak Pakai) in your own name, a long-term leasehold, or a foreign-owned company (PT PMA) for larger or income-producing holdings. We match the structure to your goal and document it transparently.
What’s the difference between Hak Pakai, Leasehold and PT PMA?
Hak Pakai is a right-to-use title you hold personally, ideal for a home you’ll live in. Leasehold gives you defined-term control (typically 25–30 years, extendable) with lower entry cost. A PT PMA is a foreign-owned company that can hold Hak Guna Bangunan (right-to-build) — the route for villas you’ll rent out or for development-scale land.
How do you verify title, zoning and access?
Before a property is listed we trace the certificate at the land office (BPN), confirm the zoning permits your intended use, check road and utility access on site, and flag any overlapping claims or setbacks. You receive a plain-language due-diligence summary with every listing.
What taxes and fees should I budget for?
Plan for buyer’s acquisition tax (BPHTB, ~5%), notaris and legal fees, and any structuring costs for a PT PMA. Annual land & building tax (PBB) is modest. We give you a full, itemised cost sheet before you commit — no surprises at signing.
Can Landonesia help with visas and residency?
Yes. Through our partners we arrange investor and retirement KITAS routes, and advise on how property ownership and a PT PMA interact with your residency plans — so your home and your stay are set up together.
How long does a typical purchase take?
A straightforward Hak Pakai or leasehold purchase usually completes in 4–8 weeks from offer to deed. Setting up a PT PMA adds a few weeks. We coordinate notaris, escrow and transfer and keep you to a clear timeline throughout.
